Where does Wayland’s water come from?
Wayland draws its water from town wellfields, including Happy Hollow, Baldwin Pond and Campbell. The town built a treatment plant at Baldwin Pond largely to deal with high iron and manganese, and has been treating the Happy Hollow wellfield for PFAS. State filings describe a planned connection to the MWRA system to make the supply more resilient. Wayland is not an MWRA water or sewer customer today, per the MWRA’s customer list.
What does that mean for your plumbing?
Groundwater is typically harder than MWRA reservoir water, which puts Wayland in the “likely” column of our town-by-town water list. Iron and manganese stain fixtures and laundry even at low levels. A water test tells you whether you need a softener, an iron filter, or nothing at all — and if you need both, the order they’re installed in matters.
Hard water also leaves sediment in tank water heaters. If yours rumbles, pops or runs out of hot water early, see water heater repair.
What about septic?
Wayland’s Health Department requires approval before a septic system is repaired or built, under local regulations that took effect in 2022. If your house is on septic, tell us when you call — it changes how we diagnose a slow drain or a backup.

Do I need water treatment in Wayland?
Test first, then decide. Wayland's water comes from town wellfields; the town built a dedicated treatment plant at Baldwin Pond largely because of high iron and manganese, and has been treating for PFAS at the Happy Hollow wellfield. What reaches your tap is treated, but hardness and taste still vary — a test tells you what you have.
Do I need a permit to repair my septic system in Wayland?
The Wayland Health Department requires approval before a septic system is repaired or built, and the Board of Health has its own regulations that go beyond the state's Title 5 minimums. Septic design is a job for a septic engineer and installer; we handle the plumbing inside the house.
